Sleepy Hollow Homeowners Brace for Spooky Season Onslaught of Halloween Crowds

Every October, thousands of tourists descend upon Sleepy Hollow, NY, for "spooktacular" celebrations surrounding Halloween. In fact, last year the area, located about 25 miles north of midtown Manhattan, had around 200,000 visitors for its fall festivities.

While videos on TikTok highlight the massive crowds that descend on the the area each weekend in October, many Sleepy Hollow homeowners still seem to embrace the season and everything it entails.

Sleepy Hollow resident and Compass real estate agent Trevor Goodman, who closed on his townhome in the area on Oct. 31 last year, says that while there are downsides to the annual Halloween rush, for him it was part of the draw.

"Yes, there is some frustration among Sleepy Hollow residents during the Halloween season, mostly related to crowds, traffic, limited parking, and occasional disrespectful behavior from visitors," he says. "However, much of that frustration seems to come from longtime residents and families who have lived here for generations and have watched tourism grow dramatically, fueled in part by social media."

"For newcomers like myself, the Halloween season is often part of what we expect when choosing to move here, and many of us try to embrace the energy and traditions that make Sleepy Hollow so unique," he adds.

Residents also stress that there is more than just spooky season making this little town of approximately 11,500 people so special.

“People tend to think of Sleepy Hollow as a perpetual Halloween destination, or as 'exurbia,' even more remote than suburbia. It's neither. It's a very distinctive suburban community," says Jan Maier, who moved to Sleepy Hollow from Bronxville, NY, seven years ago. "The benefits of living here are the beautiful scenery, the access to culture and nature, and the view of the river everywhere you look, all day long."

How Sleepy Hollow became a seasonal destination

Formerly known as North Tarrytown, residents voted to officially change the town's name to Sleepy Hollow in 1996. The rebrand was enacted to reflect the region's deep history while also offering a hat-tip to the famous short story "The Legend of Sleepy Hollow," written about the area by former Tarrytown resident Washington Irving in the 1820s.

What came next, however, was even more fame than the area could have imagined. While social media has amplified its spooky vibes (TikTok and Instagram influencers besieged Sleepy Hollow in recent years), the town has also leaned into its reputation with a bevy of festive Halloween activities all season long.

"Sleepy Hollow celebrates the season with roughly seven weekends of events, beginning in September and continuing through November 1st with Día de los Muertos festivities," says Goodman. "There’s a real sense of community pride in having something so unique to our village, and it’s wonderful to see so many people out enjoying everything it has to offer."

Though Goodman also acknowledges that crowds can bring some frustration for locals, particularly with parking and traffic over an extended season, overall, he finds there’s plenty of enthusiasm among the residents. Local businesses benefit from the tourism boost and add to the fun with special events and pop-ups as well.

What's happening during spooky season in Sleepy Hollow

The fall calendar of events in Sleepy Hollow is packed, meaning residents (and visitors) can find festive outings daily if they want to take them.

"I first attended the nearby Great Jack O'Lantern Blaze [an area event displaying over 7,000 hand-carved pumpkins] years ago and have enjoyed going back with friends and family every year since," says Barbara Schainman, who moved to the Kendal on Hudson retirement community in Sleepy Hollow about four years ago from Mount Kisco, NY. "This time of year, I also enjoy strolling through the famous Sleepy Hollow Cemetery, a reminder of our town's fabled history and the ghostly story of the Headless Horseman.”

Some of the other entertaining events on the docket include the Tarrytown Halloween Parade, the Sleepy Hollow Haunted Hayride, and even a SUP Witches Festival, "which features more than 100 witches paddle-boarding on the Hudson," adds Goodman. "We’re especially excited for that one, since the festivities will take place right behind our home."

Living in the land of the Headless Horseman has benefits

Interestingly, though Sleepy Hollow is frequently listed as one of the most haunted areas in the world (thanks to many paranormal reports beyond the famous headless horseman), it's also been named as the safest small city in the U.S.

Put those unique attributes together, and it's little wonder the people who live there find it interesting while also being comforting. Plus, its location and vibrancy make it a coveted place to establish roots.

“'We have it all here! Riverside walks along the beautiful Hudson, the enormous Rockefeller State Park Preserve with its miles of carriage trails, and a quick express train to the delights of New York City," says Betsy Anderson, who moved to Sleepy Hollow from New Canaan, CT, about a year ago. "And don't forget to add in the cute shops of our historic downtown, the films and arts programs at the nearby Jacob Burns Film Center, and Westchester County Airport close at hand. Plus, October here is gorgeous, with spectacular fall color."

With all of these positives even beyond the Halloween spectacle, it's no wonder the area continues to be in high demand with homebuyers and renters alike.

And that demand also makes living in Sleepy Hollow a pricey proposition. According to Realtor.com® listing data, the median listing price in the ZIP code that covers Sleepy Hollow and Tarrytown was $1.2 million last month.

Inventory is incredibly scarce, with just 44 active listings across the two towns in September, and 10 new listings hitting the market that month.

"Sleepy Hollow continues to be a desirable place to live, and the limited inventory reflects that," says Devin McCrossan, a real estate broker in the area with Douglas Elliman. "Currently, there is only one single-family home on the market, which speaks to the demand and limited availability in the historic community."

The fact that demand remains consistently strong, while available inventory is often limited also means that the market frequently moves fast.

"Securing a home in Sleepy Hollow can be highly competitive, particularly in its most sought-after neighborhoods and developments," says Francie Malina of the Francie Malina Team at Compass which covers Westchester County. "With charming neighborhoods such as Philipse Manor and Sleepy Hollow Manor, along with stunning riverfront developments including The Daymark, Ichabod’s Landing, and Edge-on-Hudson, Sleepy Hollow offers an impressive range of places to call home." 

The village is also not even 3 square miles, further limiting who gets to live there, which is yet another reason why those who do make Sleepy Hollow home tend to embrace it in all seasons.

"While Halloween can be a bit too busy for some to be in town, we truly appreciate the heritage that makes Sleepy Hollow unique," says Lois DeStefano, director of marketing for Kendal on Hudson. "There’s real depth to the demand, and people keep coming here looking to make Sleepy Hollow home."
