The Villages Home Prices Drop Again: America’s Largest Retirement Spot Gets More Affordable

As of August 2026, the median listing price in The Villages is $377,784, a nearly 2% decrease from August 2025.

The Villages, a sprawling retirement community in Central Florida, has now seen a decrease in home prices for the fourth consecutive year, following a sharp peak during the COVID-19 pandemic.

Recognized as the largest master-planned community in the U.S., The Villages offers an active lifestyle to its more than 150,000 residents. With over 50 golf courses, more than 100 recreation centers, and more social clubs than you can think of, The Villages provides the dream retirement for some Americans.

And once again, that dream just got a little more affordable.

As of August 2026, the median listing price for a home in The Villages is $377,784, a nearly 2% decrease from the median home price of $385,316 in August 2025, according to Realtor.com® listing data.

The median listing price of a home in The Villages peaked in 2022 at $436,850, when it jumped nearly $100,000 from 2021’s median listing price of $338,084.

Since 2022, the home prices have steadily declined. The sharpest drop occurred from 2023 to 2024, when the median home price fell by nearly 7%—from $422,531 to $393,725.

Meanwhile, the number of homes on the market in The Villages has steadily increased since 2022—until this year.

In 2022, while home prices were peaking, the number of homes for sale in The Villages hit a 10-year low of 153, according to Realtor.com listing data. That number more than doubled the following year, at 321.

In 2025, the number of listed homes hit a 10-year high of 651, coming down slightly this year to 586 in August 2026.

The numbers tell a clear story of supply and demand: As more homes become available, sellers can’t ask as much.

“Prices in The Villages have been softening since 2022 as the pace of sales has slowed and the inventory of homes has grown,” says Realtor.com senior economist Joel Berner. “Demand has gotten weaker at the same time that supply has expanded, leading to negative price pressure, and the median price for The Villages has fallen in each of the past four years.

“All told, prices are still higher than they were in 2021 before the demand surge and supply crunch. But relative to recent years, it has become a challenge to sell homes in The Villages,” Berner adds.

As of 2026, a home there will typically remain on the market for 60 days—double that of the 30 days for a median listing in 2022.

The decrease in home prices in The Villages is consistent with median home prices throughout Florida.

The median listing price for a Florida home is $419,000 as of August 2026, according to Realtor.com market data. This is a 3.5% decrease compared to a year ago, and down 8.5% from three years ago.

Home sales take slightly longer, with the median time on the market for a Florida home sitting at 80 days, higher than The Villages’ 60 days.
