‘Sopranos’ Star Steven Van Zandt Tacks Nearly $4 Million Onto Asking Price of Eclectic Greenwich Village Penthouse

The rocker and actor purchased the sprawling duplex, located in a renovated Greenwich Village church, in 2008.

Musician and actor Steven Van Zandt is ready to part with his Greenwich Village penthouse, hiking the price up to a cool $18,995,000 after initially listing it for $15 million in June of this year.

A source close to the listing confirms to Realtor.com® that the relisting price increase is "reflective of the current market."

The sprawling New York City duplex is located in the Novare building—formerly the Washington Square Methodist Church built in 1860, which was converted into an eight-unit condominium building in 2006.

“The Sopranos” star and his wife, Maureen Van Zandt—who also played his on-screen spouse in the iconic HBO show—snapped up the home in 2008, about a year after the finale of the critically acclaimed series. The couple shelled out $6 million for the three-bedroom, three-bathroom home.

The 75-year-old E Street Band guitarist certainly made his mark on the property in his near two decades as owner. The splashy aesthetic is a perfect fit for the rocker, who goes by the name “Little Steven” and has made his career performing alongside his close friend Bruce Springsteen.

“Across two dramatic levels, soaring proportions, original stained glass, exposed timber beams, and contemporary design come together to create a home with an unmistakable sense of history and individuality,” states the listing, which is held by Mark D. Friedman of Brown Harris Stevens.

“Upstairs, 20-foot wood-clad ceilings rise above expansive living and entertaining spaces, where history details meet an industrial edge of exposed ductwork, steel, and glass,” the listing continues.

A bold, open-concept great room is the heart of the 3,504-square-foot home, where an edgy chef’s kitchen featuring a black-and-white, harlequin-tiled backsplash immediately catches the eye. Black cabinetry and a sizable island also define the space, which is well-suited for entertaining.

Thanks to an accordion-style glass door, the seating area opens to a 500-square-foot private terrace, offering a private outdoor space that’s difficult to come by in Manhattan—and it even includes an additional kitchen.

Down a flight of leopard-print stairs, the lower level is home to two expansive bedroom suites, separated by a media room, which could also serve as a third bedroom.

The primary suite features a handful of the striking stained-glass windows that appear throughout the home, harkening back to the property’s roots as the Peace Church.

The en suite bathroom is as flamboyant as they come, with stars, peacock feathers, and graphic prints painted across the ceiling, purple walls, and double vanity. A home office, private dressing area, and walk-in closet are also within arm’s reach.

Friedman tells Realtor.com® that a “two-month overhaul of the entire apartment” was completed to prepare the home for market. The transformation included “painting and repairing of floors and all stonework,” as well as the addition of “new lighting and staging.”

Moody jewel tones and rich finishes throughout the residence make it feel like a world of its own, but it’s conveniently located at the “meeting point” of Greenwich Village, the West Village, and SoHo. The unit is steps away from Washington Square Park, Hudson River Park, and the High Line, as well as multiple subway lines.

Although Van Zandt has long held a home in New York City, the radio host also has strong ties to New Jersey, where there’s a street named in his honor in his hometown of Middletown.

Van Zandt has no signs of slowing down anytime soon, as Page Six recently reported that he is working on screenplays “set in the Garden State.”

During a screening of his 1985 documentary, “The Making of Sun City,” at Springsteen’s Center for American Music in Long Branch, NJ, sources shared that the star was heard discussing his upcoming endeavors.

“They were in the green room [chatting] about how the E Street Band member is now focusing more on writing TV scripts with New Jersey as the potential location for production,” the source shared.
