EXCLUSIVE: Tarek and Heather El Moussa Relist Newport Beach Rental With $7.5K Price Cut

Tarek and Heather purchased the dwelling in August 2020 for $3.1 million and quickly set about renovating its stark white interior.

HGTV stars Tarek El Moussa and his wife, Heather El Moussa, have relisted their Newport Beach, CA, property on the rental market—this time trimming back their asking price by $7,500.

Tarek, 45, and Heather, 38, purchased the coastal dwelling back in August 2020 for $3.1 million, according to records, and quickly set about renovating the property in order to turn it into their dream beach escape, they previously revealed to Realtor.com®.

However, after upgrading to a new $5.2 million home in the same beachfront neighborhood, the duo decided to try and use their former home as a source of rental income, initially listing the dwelling for rent in August 2025 with an asking price of $25,000 a month.

Remarkably, in December of that same year, they then increased the asking price, raising it to $30,000 a month, before the property was taken off the market. Now, it has returned, with a significantly reduced ask of $22,500 a month, records show.

The move comes just a few weeks after another of Tarek and Heather's homes in Newport Beach was targeted in a robbery, which took place while they were away on vacation—however, the rental is not thought to have been the home that was broken into.

Realtor.com has contacted a spokesperson for Tarek and Heather for comment.

Interestingly, the price reduction comes after what the couple's fellow reality TV star, Jason Oppenheim, described as an incredibly successful season for the Newport Beach market, telling Realtor.com in November that his office in the area had been the best-performing for some time.

"The Newport Beach Office was the most, is the most, successful office this year," he revealed at the time, while noting that L.A. and San Diego had both experienced downturns in business. "And rightfully so. I mean Los Angeles—we all know what's going on with the real estate in Los Angeles, not doing so great.

"San Diego is falling a little bit, too, not necessarily our office, but the city real estate is going down a little bit. And honestly, even Newport Beach, I'd say the peak was like a year ago. It's off a little bit in terms of sales volume and pricing, but the agents keep selling more and more.

"In fact, this season, far and away, the most sales that we've ever done in a season, and most impressive real estate that we have on a season."

Tarek and Heather previously spoke about the rental during a recent installment of Celebrity Sanctuary, detailing how they set about transforming the stark white interior to give it more personality and sex appeal.

"When we first got our beach house, it was a very white house, like everything was white, and we wanted to sexy it up a little bit, darken it up a little bit," they explained.

"So we kept the white aesthetic, but we added a lot of pops of dark gray and black. So the end theme was champagnes, whites, grays, and blacks, and it came out beautiful."

Described in its listing as a "dream home on one of the most coveted streets in Orange County," the property is just a stone's throw from the nearest beach and offers plenty of impressive water views from its ultramodern rooftop deck.

"Crowning the home is the spectacular rooftop deck, designed for both relaxation and entertainment," the listing crows. "Enjoy ocean views from the hot tub or relax in one of the two separate seating areas, one [of which] has a fire pit.

"An enclosed rooftop studio enhances the space with a TV, fridge, microwave, and a reclining couch, creating a cozy, all-season retreat."

Heather previously explained that the rooftop quickly became her favorite part of the property, revealing: "At our beach house, I love the rooftop. There are two fireplaces on the rooftop with a sitting area. We completely redesigned and rebuilt the whole thing."

However, for those who prefer cozying up in front of a fire or enjoying a casual meal with friends in the kitchen, the home offers plenty of opportunity for both.

Spread across 2,900 square feet, the dwelling features four bedrooms and four bathrooms, as well as an "open-concept kitchen," a large sunlit living room, and an additional patio, which comes complete with another fire pit.

The kitchen features a large island capable of seating four people, making it ideal for relaxed dining, alongside high-end appliances like a six-burner Wolf range and a built-in refrigerator.

The couple is currently offering their beach house as a fully furnished rental, with a minimum lease requirement of 30 days. According to the listing, the asking price may vary depending on the length of lease and the season.

While the home offers ample amenities—as well as an HGTV-worthy interior—Tarek and Heather previously confessed that their family had outgrown the property, explaining that they wanted to find a new abode that would offer a more sizable outdoor area for their kids.

The couple, who share son Tristan, 3, as well as Tarek's two children from his marriage to Christina Haack, noted that while their beach house is perfect for those looking to get away, it no longer provided them with what they needed in a full-time home.

"There wasn't a yard or pool, so honestly, it was for the kids," they said of their decision to buy a new abode further from the beach. "We wanted some more space, and we wanted to be by the park because the kids are No. 1, and we want to make sure they're happy."

As it turns out, the perfect opportunity to snap up a property with ample outdoor space came quite by chance, when Tarek was "randomly driving by" his wife and son's favorite park and happened upon a "for sale" sign.

"At the time, we felt the price was a little bit too high, so we followed it and then they reduced it a couple of weeks before Christmas, and then us, knowing that during the holidays things are slow, 10 days before Christmas, we wrote a low offer, and we ended up getting accepted," he recalled.

"So we ended up buying the house well under asking, and the cool thing was they actually had a backup offer, all cash, $300,000 higher that came in a few days after we bought it, and that's why the time of the year that you go to buy real estate can be very important."

Though the on-screen stars—whose hit series, "The Flipping El Moussas," was canceled by HGTV—are overhauling their new home, they admitted that they don't see the property as their forever abode, revealing that they only plan to remain in the dwelling for a few years.

"Although we just bought a new home, it's not our forever home. We will probably be in this house for one or two years. This is going to be the in-between house before we buy the house, and then we're done," they shared.
