“Selling Sunset” alum Emma Hernan has opened the gates to one of the rarest breeds of homes she’s ever represented: a multimillion-dollar equestrian estate overlooking the Santa Barbara County coast.

The unparalleled Summerland, CA, property is equipped to house 10 horses, and is located near riding trails that lead to the beach. It is being listed with an asking price of $11,995,000.

Landing the listing for the 4,157-square-foot home that sits on 5 acres is proof that while Hernan, a 34-year-old agent with The Oppenheim Group, is no longer filming the hit Netflix series she appeared on for six seasons, she remains firmly in the saddle of Southern California real estate.

In an exclusive video Hernan shared with Realtor.com®, the luxury real estate agent showcases the unobstructed ocean views, sprawling equestrian setup, and airy interior of the three-bedroom, four-bathroom abode designed by architect Robert Klammer. 

That assortment of highly desirable features all present in one property is a combination Hernan insists she seldom sees in the market.

"It's one of the most complete properties I've worked on," Hernan tells Realtor.com. "Many luxury homes have great design, great views, or great land. It's rare to find all three, plus facilities for up to 10 horses, in one place.

"Buyers who want both design and land usually have to choose one. At 11 Hunt Drive, they don't."

Though Hernan is not revealing the identity or motivation of the seller, she says her client has been an attentive steward of the land, which they acquired in the late 1980s. The single-family home was constructed in 1992.

"The owner built the property from the ground up and has loved this property and treated it with real care. The grounds, the gardens, and the equestrian facilities have all been maintained to a high standard," says Hernan. 

"Out of respect for their privacy, we're keeping the details and plans personal, but they are excited for the next owner to enjoy it as much as they have."

Nestled above the coast in a sought-after location between the scenic Padaro Beach and luxury enclave of Montecito, the expansive property boasts clear views of the Pacific Ocean, Channel Islands, and the Montecito Valley. It also has plenty of architectural and design elements for its next owner to enjoy.

Citing a 1993 article in the Santa Barbara News-Press that covered the completion of the residence, Hernan reports the description of the home's style as "a blend of Southwestern, Mayan, Mediterranean, and contemporary styles" is an explanation that "still fits today."

"Inside, it's all volume and light, with 12- to 16-foot ceilings in the main living spaces, walls of glass, and skylights throughout. Even the guest bedrooms and office have 10-foot ceilings," she highlights.

"Every room is designed around the views of the ocean, the Channel Islands, and the Santa Ynez Mountains," says Hernan. "The feel is open and calm, and the design keeps your eye on the views."

Outside, the domain's resort-style grounds are covered by more than 200 avocado and citrus trees, along with fruit groves. A terra-cotta motor court sits in front of the home's main entrance, while the pool and spa await in the backyard.

The estate's outdoor amenities also include several impressive equestrian structures, such as a barn, corral, and paddocks equipped.

To help buyers envision the full potential of the property, Hernan created a visual rendering of a possible guesthouse and sport court that could be constructed in the lower paddock area.

Yet, she anticipates the unique pedigree of the listing and the local market will be enough to get buyers jockeying to purchase the place.

"It's hard to find another market that combines coastline, mountains, and a small town feel like Santa Barbara County does," explains Hernan.

"Inventory is limited, and it's difficult to build here, so larger properties with land and views don't come up often. That scarcity, along with steady demand from Los Angeles and beyond, keeps the market special."

The median listing price in Santa Barbara county in September 2026 was $1.72 million—a -8.9% shift year over year. Inventory stands at 718 homes for sale, and while up +4.4% year over year, it remains tight.

"The pandemic created severe scarcity in Santa Barbara County—inventory bottomed at just 323 homes in September 2021—but has since more than doubled from that trough. Recovery continues, though inventory levels have not yet returned to historical norms," says Realtor.com senior economist Hannah Jones.

Hernan, meanwhile, says the buyer of this estate could be an equestrian, someone from Los Angeles looking for a primary or second home near Montecito, or someone who simply wants room to breathe.

"I think it's going to connect deeply with the right buyer. It isn't a home for everyone, and that's exactly what makes it special. The person who wants land, privacy, horses, and real architecture will know right away that this is the one."
