Inside Sun Via: A Yucca Valley compound near Joshua Tree featuring boutique resort amenities, custom finishes, and total privacy.
A new desert compound in Yucca Valley, CA which has already drawn a number of high-profile guests has hit the market.
Known as Sun Via, and listed for $2.952 million, the property has operated as an exclusive private rental since it was completed in 2026.
It's easy to see why: The compound sits just 10 minutes from Joshua Tree National Park, and has two residences on 2.5 gated acres. It also have enough amenities to rival a boutique resort.
"It's essentially your own private luxury hotel in the desert," says listing agent Clayton Baldwin of Kinetic Properties, who shares the listing with Justin Le of Luxe Real Estate.

Since then it has operated as a short-term rental, attracting notable guests whose names the agents are keeping private.
"What I love about Sun Via is that there really isn't a previous version of it," Baldwin says. "The homes, landscape, pool, wellness and recreation spaces all speak the same language because none of it was an afterthought."
The main house has three bedrooms and two bathrooms, and the guest house has two bedrooms and two bathrooms. Together they total about 2,900 square feet, and each bedroom opens directly outdoors through its own slider.
The two homes share the same finishes—custom white oak cabinetry, tongue-and-groove ceilings and triple-pane windows, and several of the hand-tiled bathrooms lead to private outdoor showers. Travertine appears throughout, down to a guest house dining table that weighs about 800 pounds.
"The owner really didn't cut corners anywhere," Le says. "You can feel that when you're there—in the materials, the weight and solidity of the finishes, and the consistency of the craftsmanship throughout."
The outdoor area is where the compound sets itself apart. The 500-square-foot pergola shelters a 100-inch television and a barbecue island that seats 14. (Brandon Stanley @bstanley_photo)

At the center is an 80-foot hand-tiled pool and spa with an integrated fire pit. A built-in daybed beside it holds three queen mattresses. Between the two residences, a mirrored-glass Nordic sauna frames the desert, and it's joined by a pair of Method cold plunges.
For the competitive guests, there's a regulation sand volleyball court built to the same specifications UCLA uses, filled with more than 130 tons of sand. Full basketball and pickleball courts, a putting green and a bocce court round it out, all lit for night play. A 500-square-foot pergola shelters a 100-inch television and a barbecue island that seats 14.
Still, Baldwin says the amenities never read like a checklist.
"There's a real understated luxury to it," he says. "You have everything you could want, but nothing is screaming for attention."
Dual paid-off solar systems power the compound, which also has two EV chargers, hardwired Starlink Wi-Fi and a Sonos sound system.
And even though you may never want to leave, Yucca Valley's shops are only five minutes away.
"That's luxury to me," Baldwin says. "Not having more things to do, but having everything you want right where you are."
