Look in the Cliff area of Nantucket, this brand-new compound features a hidden speakeasy, secret underground tunnel, and water views.
A newly built mansion in Nantucket’s coveted Cliff area has just hit the market for an eye-watering $45 million.
The nine-bedroom estate, offered fully furnished and ideally located just minutes from downtown, also boasts breathtaking views of Nantucket Sound.
“The view from up on the cliff, sitting up there and looking down on all of Nantucket, is pretty spectacular,” says listing agent Robert Sabelhaus of Great Point Properties. "The home was built by Patrick Hehir, one of the top builders on Nantucket."
It was designed by Botticelli & Pohl Architects, whom Sabelhaus also calls top architects.
If the property sells for anywhere near its $45 million asking price, it could become a record sale, not only for the island but also the state of Massachusetts. The current state record is $43 million, set earlier this month in Edgartown.
“[Barstool Sports founder] Dave Portnoy bought a house in Monomoy for $42 million, which became the most expensive residential real estate sale on Nantucket,” Sabelhaus adds. “This would be the highest price ever paid on Nantucket and also ever in Massachusetts.”

The home comes with a billiard room and secret speakeasy. (Great Point Properties) Located minutes from Brant Point Lighthouse and Jetties Beach, the spacious property includes a primary residence and a guesthouse.
"There is a private tunnel that connects the main residence to the guesthouse that is a unique feature,” Sabelhaus says. “It’s in a premier location where you get the size and scale of an estate but walking distance to the heart of town. Its proximity, in that it is far enough away yet you can still walk to dinner and shops, is also a wonderful feature.”
The turnkey compound comes with an in-ground pool and a two-car garage with a studio.
“SLC Interiors beautifully designed all of the interiors,” he notes. “There is even a hidden speakeasy bar.”

The widow's walk offers panoramic views. (Great Point Properties) Luxurious amenities include a home theater, a billiard room, a chef’s kitchen with a breakfast bar, a formal dining room, a fitness center, and bunk rooms with built-in beds.
A widow’s walk offers an elevated vantage point to soak in the views spanning from downtown to Nantucket Sound.
Sabelhaus says he has shown the estate to several potential buyers looking to use it as a secondary residence.
“Some families have young kids or teens, and they like the idea of being close to town,” he says. “Others have grandkids, and they are looking at it for multigenerational living. Most are from the New York, Boston, and Connecticut markets.”
